Senior Quantity Surveyor (Commercial Interior Fit-Out/5-day)

Job Highlights; • Industry: Corporate Interior Design • Location: CBD • Working Days: 5-day work week Job Responsibilities; • Quantity Surveying & Cost Management • Manage the full quantity surveying and cost management function for interior fit-out and renovation projects • Prepare detailed cost estimates, project budgets, bills of quantities (BOQ) and tender documentation • Review drawings, specifications and project requirements to determine quantities, costs and potential commercial risks • Source, review and evaluate quotations from subcontractors and suppliers • Prepare tender comparisons and provide clear commercial recommendations to management • Negotiate pricing, commercial terms and contractual conditions with subcontractors and suppliers • Monitor project costs, budgets, commitments and cash flow throughout the project lifecycle • Prepare and manage variations, claims and other cost adjustments • Review and assess subcontractor progress claims and payment applications • Prepare monthly cost reports and provide regular updates on project financial performance • Manage project final accounts, ensuring all costs are accurately reconciled and properly closed out • Contracts & Commercial Management • Review, administer and manage contracts, subcontract agreements and purchase orders • Assess variation orders, extension of time claims and other contractual or commercial submissions • Identify, monitor and proactively manage contractual and commercial risks • Liaise closely with project managers, designers, site teams, subcontractors and suppliers on commercial matters • Assist management in resolving contractual, commercial and cost-related issues • Maintain accurate project cost records, documentation and supporting commercial information • Project & Team Collaboration • Work closely with design and project teams to ensure projects are delivered within approved budgets • Provide commercial input during design development, procurement and value-engineering exercises • Attend site meetings, progress meetings and project discussions as required • Support procurement and project teams in achieving cost-effective and commercially sound project delivery • Mentor and provide guidance to junior QS staff where applicable Job Requirements; • Diploma or Degree in Quantity Surveying, Construction Management, Building or a related discipline • Minimum 5 years of relevant Quantity Surveying experience • Strong and proven experience in interior fit-out projects is essential • Experience in commercial office, retail, hospitality, F&B or corporate interior fit-out projects is preferred • Strong knowledge of construction costs, subcontractor pricing and interior fit-out materials • Proven experience in tendering, procurement, cost control, variations and final accounts • Good understanding of construction contracts and commercial management • Strong negotiation, analytical and problem-solving skills • Excellent attention to detail with the ability to manage multiple projects, priorities and deadlines • Ability to work independently and take ownership of commercial matters • Strong communication and interpersonal skills • Proficient in Microsoft Office and relevant quantity surveying or cost management software We regret to inform that only shortlisted candidates would be notified.
